Special Escrows

When the word “escrow” is mentioned, most people think in terms of a real estate transaction. In fact,
there are several other types of transactions for which Ticor Title can provide escrow services.
Transactions involving a bulk sale or mobile homes are some of these. Because Ticor Title is, as it’s name
indicates, a title insurance company, you may have presumed that we are involved exclusively with
transactions that require the issuance of a title insurance policy. Quite the contrary. We pride ourselves
in the fact that we are a full-service company with the ability to provide services in many related areas.
Here are some of the additional services we provide:

MOBILE HOMES
  • Mobile homes can either be located within a mobile home park or upon privately owned land
  • Most mobile homes are personal property and registered through the Department of Community Development
  • If a mobile home is on a permanent foundation, it becomes defined as real property
  • All of these circumstances impact the way the mobile home transfer is handled
  • Escrow Officers handling these transactions MUST be very familiar with the titling and transfer requirement of both personal property and real property

BULK SALES
  • Generally involves the sale of a business
  • Serves to protect sellers, creditors of the seller of the business and the purchaser of the business
  • Facilities creditor notices to be recorded and published for vendors providing goods and/or services to the business
  • Assists with liquor license transfers
  • Work with State Agencies to clear all monies owed
